   Property Value
Purchase value of a property is determined by many factors with a focus on its profitability and future trends.

The base value is the total revenue for the past 36-42 months of the hotel. The following factors effect the value;
- Change in rooms offered in the market.
- Age of the hotel
- Condition of the property
- Franchise Terms and state of the contract
- Pending legal issues on the hotel or any entity effecting the hotel
- ADR Trend
- Changes in local roads and streets by local, State or Federal DOT
- Labor pool
- FF&E Condition and possible lease terms
- Insurability
- Geographical area (see Table 1)

And many other issues that could effect the value in individual basis.
